Description
The Operations Engineer is responsible for the safe and efficient operation of all building equipment. This includes, but not limited to: mechanical/electrical/plumbing equipment, life safety equipment, HVAC/EMS equipment and controls.
Responsibilities include:
- Experience with building mechanical equipment and knowledge of complete building operations.
- Perform preventative maintenance on mechanical, electrical, plumbing, and HVAC related equipment, including but not limited to: inspecting and adjusting belts, changing filters, lubricating equipment, punching tubes on chillers, replacing motors, bearings and shafts.
- Troubleshoot operations failures and re-establish building services under minimal supervision.
- Reviews assigned work orders, completes maintenance and repair records as required.
- Maintain life safety equipment for property including fire alarm, fire sprinklers and fire panel.
- Maintain the building lighting system, including element and ballast repairs or replacement.
- Respond quickly to emergency situations, summoning additional assistance if needed.
- Oversees and inspects the work performed by outside contractors including landscaping, remodeling, HVAC, plumbers.
- Be proactive and notify management of any potential issues found.
- Take readings for water treatment system, building water meters and tenant sub-meters.
- Complies with all applicable codes, regulations, governmental agency and Company directives related to the building operations and work safety.
- Initiate repairs when problems are found.
- Supervise maintenance work as needed.
Requirements
- High school diploma or equivalent from accredited institution.
- Must have or obtain a Boiler Operating Permit.
- Four or more years of commercial HVAC related experience.
- Requires basic knowledge of financial terms and principles, with the ability to calculate simple figures such as percentages.
- Strong mechanical aptitude.
- Strong customer service skills and the ability to professionally respond to tenant requests.
- Understand the operations of the building fire alarm system.
- Understand the functions of the energy management system.
- Must be dependable and have the ability to work unsupervised.
- Must have good communication skills.
- Physical requirements include stooping, standing, walking, climbing stairs/ladders and ability to lift and carry heavy loads of 50 lbs.
